The cost of maintaining a property in Greece includes the regular payment of current payments and taxes. The latter include taxes on buildings and land, the main of which is ENFIA.
Until January 1, 2014, property tax in Greece was not uniform. The owner was required to pay an emergency "haratsi" duty, a separate tax on real estate, and some related payments. From 01.01.2014 all of them were replaced by the single annual ENFIA tax. In this case, the tax on the purchase of real estate in Greece is paid separately, which is a one-time and is calculated based on the value of the object.

Subject of taxation

The subjects of taxation in Greece are any individuals or legal entities that own real estate in the country, regardless of the form of ownership. The grounds for the emergence of property rights do not play a role.
The date of transfer of ownership is the date of registration of title documents confirming the transfer of ownership of the property. Among others, these include a preliminary contract for the sale and purchase of real estate, provided that it provides for the execution of the main transaction without the further participation of the seller. At the same time, preliminary agreements concluded with construction companies are not included in the documents of title.
The owner of the property in respect of which the legal proceedings are initiated is also obliged to pay tax on this property for the current year. In this case, the repayment of the tax amount is the responsibility of the person who owned the object as of January 1 of the current year. Thus, even with the subsequent alienation of ownership by a court decision, the amount of this tax is not refundable.
For owners of several properties, the tax amount is calculated based on the value of each property.

Object of taxation

Real estate taxation in Greece covers any buildings and land plots located in the country. Moreover, their owners can be both individuals and legal entities.
Taxes are payable on all objects that were in the ownership of the taxpayer as of January 1 of the current year. This rule also applies to objects, the ownership of which was subsequently transferred to third parties.
It should be noted that the property tax in Greece for foreigners is no different from the taxes paid by the citizens of the country. But the total value of real estate objects plays a role. So, owning objects for a total amount of 300,000 euros, the owner is also obliged to pay an additional tax, which ranges from 0.1% to 1% of the total value of the property belonging to him.

The procedure for calculating the amount of tax

The amount of a single property tax in Greece is calculated based on parameters such as area of property, floor, year of construction, location, type of use, number of facades, etc. On average, the amount of tax is from 3 to 5 euros per 1 sq. m area.
When calculating the amount of tax, the current state of the property plays a role, since situations are not uncommon when the actual area exceeds that declared in the title documents. In such cases, the tax amount is calculated based on the actual area of the object.
The amount of the additional tax is calculated based on the value of the taxpayer's entire property. The tax rate is calculated as follows:

General procedure for paying tax

The ENFIA flat tax is charged once a year, usually in September. You can see it in the taxpayer's personal account on the official website of the Greek tax service . You can also download a tax receipt there.
As for the procedure for paying ENFIA, you can pay off the entire amount in one payment, or split the payment into 5 payments within five months.

Preferential procedure for payment of tax

Installment tax payment

Installment payment of real estate tax is provided for a period of up to 1 year. It can be renewed up to three times within 10 years from the date of the first grace period.

Prerequisites for obtaining

  1. Your income for the past year is less than ten times your tax accrued
  2. Your total income for the past year has decreased by 30% compared to the previous year
  3. The taxpayer does not have outstanding tax debts or insurance contributions to state funds

50% discount on tax amount

In some cases, the state provides a fifty percent discount on the total amount of the assessed tax to persons in difficult financial situations.

Conditions for obtaining a discount

  1. The total family income for the past year does not exceed 9,000 euros for the breadwinner, and 1,000 euros for his spouse and each dependent
  2. The total area of all buildings and structures owned by the taxpayer does not exceed 150 sq. m
  3. The taxpayer and his family members do not have outstanding tax debts or insurance contributions to state funds.

Discount 100% of the tax amount

In exceptional cases, the state completely exempts the owner from paying real estate tax.

Conditions for tax exemption

  1. The total family income for the past year does not exceed 12,000 euros for the breadwinner, and 1,000 euros for his spouse and each dependent
  2. The total area of all buildings and structures owned by the taxpayer does not exceed 150 sq. m
  3. The taxpayer and his family members do not have outstanding tax debts or insurance contributions to state funds.
  4. The taxpayer is dependent on 3 or more minor children

Property rental tax in Greece

In the event that a taxpayer rents out his property for rent, he is also obliged to pay income tax, the amount of which ranges from 15% to 45% of the amount of income.

Tax rate calculation

  1. In the event that the annual income does not exceed 12,000 euros, the tax rate is 15%
  2. If the amount of annual income is between 12,001 and 35,000 euros, the tax rate is 35%
  3. If the amount of annual income is 35,000 euros or more, the tax rate is 45%

At the same time, the rate increase comes from the cost exceeding the previous indicator. Thus, if your income was, for example, 15,000 euros, you will pay tax on 12,000 at a rate of 15%, and 3,000 at a rate of 35%
